Help in establishing and maintaining the rental rate by surveying local rental rates, calculating overhead costs, taxes, and profit goals.
Attracting new tenants with advertising, obtaining referrals from current tenants. Drawing up contracts with tenants and negotiating leases. Collecting rent. Resolving tenant issues. Enforcing rules of occupancy.
Being responsible for the security, maintenance and services of the building facilities. Overseeing and agreeing contracts and providers for services including parking, cleaning, gardening. Supervising teams of staff. Ensuring that basic facilities such as water, heating / air conditioning are well maintained. Managing budgets and ensuring cost effectiveness.
Assisting and working alongside the Facilities Manager in maintaining the upkeep of the building's facilities. Managing service providers, such as cleaners, gardeners. Basic ability to fix minor electrical, plumbing problems within tenants' apartments. Ability to do basic carpentry ie put up shelves & more.
